Following the gradual implementation of the 1990 Schengen Agreement, Portugal and most other EU countries have been implementing the agreement to prevent trafficking in human beings and other illegal practices.
Since 2015 Portugal has more strictly enforced a longstanding law requiring anyone providing paid holiday accommodation to record the entry, exit, and identification details of all non-Portuguese nationals who use that accommodation.
The competent authority that monitors the movement of foreigners in Portugal is the Borders and Foreigners Coordination Unit – UCEF.
In this case, it is specifically Article 45 of the Schengen Agreement and Articles 15 and 16 of Law n.º 23/2007, as amended by Law n.º 102/2017, that has brought this rule into sharper focus.

Welcome to our holiday apartments! We are delighted to host you and hope you have a wonderful stay. To ensure a smooth experience, please read and carefully follow our Terms and Conditions.

Terms and Conditions:

  1. Check-In and Check-Out:
    • Check-in is available from 16:00.
    • Check-out must be completed by 10:00.
    • During the months of June, July, August, and September, early check-ins and late check-outs are not possible. Outside of this period, these options may be available upon request at no additional cost.
  2. Key Collection and Return:
    • Keys are provided via a key box. You will receive an access code by email or WhatsApp before arrival.
    • Keys must be returned to the key box upon departure.
    • In case of loss or situations requiring locksmith intervention, a fee of €85 will be charged.
  3. Security Deposit:
    • Before arrival, you will be required to provide credit card details for authorization of a €200 deposit.
    • The deposit will be refunded within three days after check-out, subject to property inspection.
  4. House Rules:
    • Place the used bed linen in the green bags provided and leave them in the bathroom.
    • Wash, dry, and organize the dishes, returning them to their designated places.
    • Fold and store blankets in the corresponding cabinets.
    • Turn off all lights and close the gas supply, if applicable.
    • Dispose of all waste in the appropriate bins.
    • Failure to comply with these rules may result in penalties deducted from the security deposit.
  5. Occupancy Policy:
    • The apartment must be occupied only by the number of guests declared in the booking.
    • Unauthorized occupants may result in the immediate termination of the reservation or penalties.
  6. Damages and Responsibilities:
    • Any damage caused to the apartment will be covered by the security deposit.
    • The property is not responsible for personal belongings left in the apartment.
  7. Parking:
    • We do not provide parking spaces or a garage.
  8. Stay Termination Policy:
    • The stay may be terminated due to non-payment, deliberate damage to the property, or engaging in disruptive, unhealthy, harmful, or illegal activities.
  9. Additional Notes:
    • Check the apartment inventory within the first four hours after arrival and report any issues immediately.
    • Claims made after this period will not be accepted.
